The Closer is responsible for coordinating the closing of approved mortgage loans.
They are to ensure compliance with secondary market requirements and/or credit union guidelines.
The area of responsibility encompasses all first mortgages-Conforming and Non-conforming fixed rate and Lot Loan products only.
What does GTE look for in a Closer? Performs all responsibilities in accordance with current organizational goals and standards and service level agreements (SLAs).
Assist Closer II as required.
Responsible for the coordination and completion of all government, regulatory and compliance documents within the loan files assigned.
Knowledge of Conventional (FNMA) fixed-rate loans only.
Knowledgeable in all facets of closing in accordance with secondary market guidelines and FNMA Desktop Underwriting.
Responsible for verifying the legal description of property against appraisal, survey, and title commitment.
Performs needed employment verifications per agency guidelines.
Uploads valid documentation used to obtain CD approval to the imaging system.
Prepares closing instructions for title companies ensuring that all fees and charges are correct.
Properly produces and sends to borrower(s) the initial LE and disclosures within 3 days of being tripped for disclosures.
Will be responsible for any re-disclosure of LE or CD before closing assigned loan(s).
Approves final CD (Closing Disclosure) prior to closing.
Ensures that closing conditions, if any, are received and valid prior to issuing funding numbers.
Ensures all data is accurately displayed in the system and that the corresponding approval matches file information.
Ensures that homeowner's insurance and flood insurance (if applicable) are valid, along with proper mortgagee clauses.
Obtains updated mortgage, collection and/or lien payoffs as needed Operations:
Offering suggestions for processing improvements to the Supervisor of Production.
Interact with other areas of the credit union as needed.
For the purpose of maintaining Credit Union goals, it is the responsibility of each employee to strive for the continuous quality improvement of processes and quality of service to internal and external customers.
All work responsibilities are subject to having performance goals and/or targets established as part of the annual performance planning process or as the result of organizational goals and production planning.
Must demonstrate a functional knowledge of the Bank Secrecy Act in addition to other Federal laws, including but not limited to:
the U.
S.
Patriot Act, Office of Foreign Assets & Control, Anti-Money Laundering, Right to Financial Privacy Act, and the Bank Bribery Act.
Responsible for verifying legal descriptions to match survey, appraisal, and loan file data.
Bilingual preferred (English/Spanish).
Required
Qualifications:
High school diploma or equivalent.
Some college preferred.
Minimum 1-3 years experience or combination of education and experience.
Knowledge of the secondary market is preferred but not required.
