Title: Regional Property Specialist - Hillsborough, Pinellas and Northern Manatee Counties
Rent It Network, one of the fastest growing property management companies in the Tampa Bay region, is hiring a Regional Property Specialist. This is a sales and service focused position with accountability for effectively managing a portfolio of single family homes, condominiums and town homes under management by our company.
Region: Hillsborough County and Southern Pinellas County and Northern Manatee County
Position Overview:
Responsible for the effective and profitable management of the assigned region by focusing on the acquisition of new property management clients (owners/investors) and placement and retention of quality tenants. Acts as the main point of contact for Owners and Tenants. Additional duties include performing move in/move out inspections, periodic drive by inspections and Owner/Tenant relations. Follows up on company provided tenant leads as well as prospecting for new leads. Must have a strong ability to engage leads and move them from prospect to client. Researches market to help establish rent range and is a market expert on current trends and dynamics.
Qualifications:
1-2 years outside sales experience (both inbound and outbound phone sales)
2 year college degree or equivalent
Active Florida real estate license is required
Dependable transportation
Ability to lift 20lbs
and utilize step stool and tools for inspections
Positive, can do, attitude

Responsibilities:
Make outbound calls to property management and rental prospects.
Respond to phone and online inquiries for property management services.
Source and match properties for tenant prospects
Schedules and show properties to tenant prospects
Make outbound calls to tenant prospects who have viewed properties for feedback.
Assist with applicant approval process and prepare leases for signature
Initiate lease renewal calls to current tenants and owners and prepare leases renewals for signature
Perform drive by inspections of each property at least 3X per year
Additional Duties:
Roll up daily numbers
Provide dashboard information weekly
Review and analyze activity reports
Make follow up/update calls to owners and tenants
Manage Lead Management System - entries, updates, etc

Compensation and Structure:
Base salary plus commission, monthly bonus and gas allowance. Uncapped earnings with realistic first year earning potential of $40K to$45K. Opportunity for advancement. This is a field based position and requires that the individual be flexible. Please note that this is not a 9-5 position and you must be willing to meet clients days, evenings and weekends.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
